Project Description:
MEP Engineering was selected to provide engineering services for a new mixed-use multifamily development in Boulder Colorado at 30th & Pearl St. This was a full city block project split in the middle by the Boulder creek. The project included 4 buildings.
Bldg 1 was a four-story multifamily residential rental apartment building with grade-level retail spaces and a parking podium. This included 124 dwelling units, with some being two-story walk-up townhome-style apartments and others being two-story Live/Work units. Indoor amenities include a leasing office, conference room, fitness, lounge, community room, and coffee bar open seating areas, and a 2nd story podium level pool and hot tub and seating areas. The property also included 7 retail spaces, totaling 16,973 sq. ft. Construction was completed in 2022.
Bldg 2 was a four-story core/shell office building of 114,688 Sq. Ft. with an average floor plate of 28,672 sq. Ft. The office building shared an underground multilevel parking garage with buildings 3 & 4.
Bldg 3 & 4 was a four-story multifamily residential rental apartment building with below grade parking garage shared between buildings 2,3,4. This included 119 dwelling units, with some being two-story walk-up townhome-style apartments and others being two-story Live/Work units.
